CHARTER
for the
SAN PEDRO CREEK HOMEOWNERS’ ASSOCIATION BOARD OF DIRECTORS 6/25/2005
PURPOSE
The San Pedro Creek Estates Homeowners’ Association Board of Directors serves the community by:

Protecting and enhancing the quality of life in San Pedro Creek Estates through responsible management of the Association
-
Preserving and enhancing the infrastructure of the community through competent and ongoing maintenance programs
-
Educating the lot owners and residents about issues that face the community now and in the future
-
Thinking ahead and planning for the future of San Pedro Creek Estates by actively supporting its committees and by encouraging input from all segments of the community
-
Performing other duties as prescribed in the various governing documents of the SPCE Homeowners' Association
BOARD POLICY
- The Board will rely heavily on community input as developed through an active committee structure; however, decisions for the Association are ultimately the responsibility of the Board.

On potentially divisive issues, especially those involving subjective taste, the Board will request all views be represented on any issues brought to or decision made by the Board.

The Board will strive to insure the interests of all residents and lot owners will be considered.
GUIDELINES FOR THE BOARD IN ITS DEALINGS WITH THE MEMBERSHIP
As a guiding principal, the Board of Directors of the San Pedro Creek Homeowners’ Association will conduct business in an inclusive, open, transparent, and responsive manner.
Specifically:

Actively solicit participants for all committee assignments via multiple means (Creek Web, E-Mail, Postal mail) at least once a year.

Encourage people to send their inputs to the Board in writing, preferably by e-mail.

Keep the community informed of Board activities via multiple means (Creek Web, E-Mail, Postal mail), including prompt posting of agenda, notes and minutes from monthly meetings.

Be responsive to members’ input (i.e., promptly acknowledge receipt, indicate the actions that will be taken to address the input, and close the topic out with an explanation of what was done and why it was done.)

Conduct during meetings:

Greet guests and ask for introductions, time permitting

Respect and courteous behavior for everyone

Respect peoples' time by putting a time schedule on the agenda and adhering to it
